Imlay Subdivision…Market Update 5/11/2012…
I mentioned in another subdivision blog that the Cedar City Real Estate Market has some great older subdivisions that were built after World War II. The Imlay subdivision is nestled in among them. The Imlay Subdivision is literally right next to the Max Lunt Subdivision, to the South.
It is also very near the Campus of Southern Utah University. It’s homes were built a little later, the one home I found on the MLS was built in 1980. It is also a very quiet subdivision with mature trees. The Imlay Subdivision is very stable the only sold I could find in our MLS was from 2007.
There is currently nothing listed for sale in the Imlay Subdivision.
Market Update 5/11/2012: There are currently no homes listed for sale in the Multiple Listing Service. In the past 12 months there have also been no homes sell. There are no lots listed for sale.
The Imlay subdivision is one of the more stable subdivisions in the Cedar City Real Estate Market. When homes come up for sale there, they don’t last very long.

Canterbury Court…Market Update 5/10/2012
Canterbury Court is another of our new subdivisions on the West edge of Cedar City. It was built around the top of the market in 2007. This is a nice starter home styled subdivision, with Twin homes (duplexes) and a few detached single family units.
Currently there are 2 homes listed for sale in our MLS both are priced at $99,900. These homes have around 1100 Square Feet of living space and have garages.
Market Update 5/10/2012: There are currently no homes listed for sale in the Multiple Listing Service. In the past 12 months there has been 1 home sell. It sold for $82,500. There is one lot listed for sale. It is listed at $35,000 for .21 of an acre.
Canterbury Court remains one of the great starter home areas in the Cedar City Real Estate Market. Some investors have found their way in buying homes here as well. Canterbury Court is really a choice place for first time homebuyers.

Cedar Meadows…Market Update 5/9/2012
One of the benefits of writing this series of posts on the subdivisions in the Cedar City Real Estate Market area is that I find that I have overlooked some great subdivisions in my initial reports. This has forced me to be a better Realtor and learn more about my market area.
The Cedar Meadows Subdivision is on the west side of Cedar City. It is a subdivision built of single family detached homes built on lots that are usually .17 of an acre. It is a subdivision that was built in the mid to late 1990’s. There were several phases, one of which is still being built out.
Market Update 5/9/2012: There are currently 2 homes listed for sale in the Multiple Listing Service. One is listed at $150,000 and the other is listed at $153.900. In the past 12 months there have been 11 homes sell. The sold price on these homes has ranged from $90,000 to $152,000. There is 1 lot listed for sale. It is listed at $21,900 for .2 of an acre.

Cedar Crest Subdivision…Market Update 5/8/2012…
The Cedar City Real Estate Market has several subdivisions that were built in the 1960 and 1970’s. Cedar Crest is one such subdivision. It is located near the Old Hospital, close to almost everything in town. This is a subdivision that has seen a lot of investors buying rental properties. There are also several homeowners that live in the subdivision.
In the past few years we have seen that the Cedar Crest is a subdivision that seems to be transitioning from the investor market to the owner occupant area. There is currently one home listed for sale in our MLS at $149K. This subdivision does have mature trees and a great location.
Market Update 5/8/2012: There are currently 2 homes listed in the Multiple Listing Service. One is listed at $115,900 and the other is listed at $119,000. In the past 12 months there have been 2 homes sell. One sold at $86,500 the other one sold at $109,900. There is 1 building lot listed for sale. It is listed at $38,900 for a .23 acre lot.

Grant Subdivision…Market Update 5/7/2012
In the Cedar City Real Estate Market, the Grant Subdivision is another one of our mixed subdivisions. There is a mix of detached single family homes with some duplexes. The Grant Subdivision was built in the mid 1990′s. There are quite a lot of investor owners in this particular subdivision.
There is currently one single family detached home listed for sale in the MLS at $95,000.
Market Update 5/7/2012: There is currently 1 home listed for sale in the Multiple Listing Service. It is listed at $129,900. In the past 12 months there have been 5 homes sell. The sold price of those homes ranged from $62,500 to $155,000. There are no lots listed for sale currently.
The Grant Subdivision is located near the hospital West of Main Street.

Pinewood Estates…Market Update 5/5/2012…
The Cedar City Real Estate Market has a few subdivisions that are very small as far as the number of homes within the subdivision. The Pinewood Estates subdivision is one of those small subdivisions. It is a subdivision which is comprised mostly of Manufactured homes and honestly consists of 6 homes. There is one lot that is still vacant.
Pinewood Estates is located on the south east side of Cedar City. This is a subdivision that dates back to the early 1980’s, it has been a very stable subdivision, nothing is listed for sale in our Multiple Listing Service nor has anything sold in the recent past in this subdivision.
Market Update 5/5/2012: There are currently no homes listed for sale in the Multiple Listing Service. In the past 12 months there has been 1 home sell. The sales price was $72,000. There are no building lots for sale. This has been a stable subdivision historically, and is one of the hidden gems in the Cedar City Real Estate Market.

Wild Flower Subdivision…Market Update 5/4/2012…
The Cedar City Real Estate Market has several high end subdivisions. Wild Flower is certainly one of those. Wild Flower is built on the West side of Leigh Hill, it does offer some great view from some of the lots. It is near the new Aquatic Center, and construction began in 2000, so it is a newer subdivision. Wild Flower subdivision is near shopping and schools.
There is currently 1 home listed for sale in our Multiple Listing Service, it is listed at $499K.
There are still building lots in this subdivision if someone was looking to build their dream home in a great subdivision!
Market Update 5/4/2012: There are currently no homes listed for sale in the Multiple Listing Service. In the past 12 months there have been 3 homes sell. The sold price on these homes has ranged from $196,100 to $267,000. There are 7 lots listed for sale. They range in price from $44,500 to $89,900.
The Wild Flower Subdivision is really one of the top subdivisions in the Cedar City Real Estate Market. There is a nice variety of building lots still for sale. This means that there is still opportunity to build your dream home in a great location!

Harmony Mountain Ranches…Market Update 5/3/2012
In the Cedar City Real Estate Market there are a few subdivisions that are homes on acreage. Harmony Mountain Ranches is one of the premier of these type of subdivisions . Harmony Mountain Ranches are a newer subdivision most homes were built in 2009.
Although in the county, it is on the Cedar City addressing grid, Harmony Mountain Ranch is West of Kanarraville on the West Mountains. These are Gentleman’s ranches on approximately 20 acres. They are large custom estate styled homes many with very ornate entry gates. There is a large equestrian center in the community. These consist of a large covered arena with stalls inside, along with corrals and exercise facilities outdoors.
Included in the indoor facilities is a large club house complete with a kitchen and serving areas for large parties. There is a hefty HOA fee for the maintenance of the equestrian center of $1000 per year per house. The homes are in the trees. The homes are typically 4000 square feet and larger, these are very nice homes.
There are currently two homes listed in Harmony Mountain Ranch subdivision, one is a foreclosure listed at $679,800 and the other is listed at $1,200,000. Most of the homes have views from the property. This is an exclusive subdivision for the right kind of buyer. These are very nice homes.
Market Update 5/3/2012: There is currently 1 home listed for sale in the Multiple Listing Service. It is listed at $1,499,000. In the past 12 months there has been 1 home sell. It sold for $585,000. There are 7 lots listed for sale, they range in price from $139,000 to $329,000. The lots range in size from 18.9 to 20.9 acres.
Harmony Mountain Ranches is really one of the premier destinations inside of the Cedar City Real Estate Market. If a custom home on 20 acres of ground in the trees is something that you desire, this may be a destination for you!

Carmel Canyon…Market Update 5/2/2012…
The Cedar City Real Estate Market really does have some great higher end subdivisions with some wonderful homes. The Carmel Canyon subdivision is certainly one such subdivision. It is located on the West side of Leigh Hill. Carmel Canyon was built around 2005 and features large custom styled homes. This is the place to buy if you’re looking to reward yourself in affordable luxury!
There is currently one home listed for sale in Carmel Canyon in our Multiple Listing Service. It is one of the larger homes in the subdivision and features a pool on nearly an acre, it is listed at $799,500. Not all the homes in Carmel Canyon are this large nor are they on such large lots.
For those looking to build their dream home, there are still some lots for sale. Again, this is one of Cedar City’s premier subdivisions!
Market Update 5/2/2012: There is currently one home listed for sale in the Multiple Listing Service. It is listed at $1,500,000. There have been no homes sell in the past 12 months. There are currently 25 lots listed for sale. They range in price from $25,000 to $127,500. These lots range in size from .25 to .74 of an acre.
Carmel Canyon is a gem in the Cedar City Real Estate Market and has nearly an entire phase that has not been built out. This is another of those great places to build out your dream home.

Lamplight…Market Update 5/1/2012…
The Cedar City Real Estate Market has a few subdivisions of twin homes and detached single family homes. Lamplight is one of these type of subdivisions. It was built around 2005, so it is one of our newer subdivision tracts. It is mostly starter homes, and has been popular with both investors and first time home buyers.
There are currently 8 homes listed for sale in our MLS ranging in price from $104,900 to $145,500.
Market Updated 5/1/2012: There are currently no homes listed for Multiple Listing Service. In the past 12 months there have been 5 homes sell. The sold homes have ranged in price from $79,900 to $125,100. There are currently no lots listed for sale.
Lamplight really is a great starter home subdivision in the Cedar City Real Estate Market.
